Ontario · 11:42 pm

The building closes. The obligations don't.

Every building owes inspections and services all year, from people most visitors never see. Here is one example: a restaurant kitchen after close. An apartment, a school or a clinic owes its own list. Leachline keeps all of it on schedule.

01 · The name

Everything drains to one line.

A leach line is the last stretch of a drain system, the place where everything a building sends away is finally dealt with, out of sight. Leachline does that for a building's visits and paperwork. Every service, every vendor and every record runs into one line.

02 · Hood and duct

Grease rises before it falls.

In a kitchen, every pan sends grease up into the hood, the filters and the duct. The Ontario Fire Code points to NFPA 96, which sets cleaning by cooking volume: every month for wood or charcoal, every 3 months for high volume, every 6 months for moderate cooking.

03 · Fire suppression

The nozzles over the line.

Above the fryers runs a system that floods the line with wet chemical when it senses fire. The Ontario Fire Code says it is serviced at least every 6 months. Insurers read those dates too: in a 2020 US appeals case, a Seattle bar lost its fire claim after its records did not hold up.

04 · Grease trap

Four weeks, or a quarter full.

Under the sink, a grease interceptor holds back what the sewer can't take. Each city sets its own rule in its sewer-use by-law. Toronto's is every 4 weeks, or before grease and solids reach 25%. We follow the rule for your city.

05 · The back door

What comes in after dark.

Ontario's food premises rules say a kitchen must be protected against pests and kept free of the conditions they breed in. Apartments, schools and care homes need a plan too. A licensed exterminator checks the stations on schedule and signs the log.

06 · The water line

One valve keeps the city's water clean.

Where the water comes in, a backflow preventer stops the building's water from running back into the city's. Municipal water by-laws set the test, in London and Toronto when installed and then at least once a year, by a tester the city approves.

07 · By the exit

Checked every month. Serviced every year.

The extinguisher by the door gets a look every month: pin in, gauge in the green, nothing in the way. Once a year a technician maintains it, under the Ontario Fire Code and NFPA 10. Every building has them. We remind your staff of the monthly check and book the yearly one.

08 · One line

33 visits a year. One plan.

A high-volume kitchen like this one could owe 13 grease services, 12 pest visits, 4 hood cleanings, 2 suppression checks, a yearly extinguisher service and a backflow test. Six trades, six schedules, six invoices. Leachline turns them into one plan and one record, for this building or any other.

The record

Every visit leaves a mark.

When an inspector, an insurer, a tenant or a board asks, you open one record. Each visit goes on it with the date, the vendor, what was done and the proof.

Example: one restaurant kitchen · one year
An example only: a high-volume kitchen in a city with a 4-week grease rule. Your plan follows the rules for your property type, your city and your equipment, and a fire department, city or insurer can ask for more.

How it works

Six steps, then it runs.

For a single building or many. You see everything on your own dashboard.

Create your account and tell us about your properties: where they are, what kind they are, and the services you have today.

  2. ii.

    Leachline approves you

We check every sign-up by hand. Your dashboard opens as soon as you're approved, usually within one business day.

Each vendor sends a service record with proof. We check it, add it to your record, and send you a report every month.

  6. vi.
